Lots of mistakes can happen if you try and sell your home without using a professional service. Rather than fall into the pitfalls when selling your home, I hope that by reading this report it will give you an insight into avoiding common difficulties.
Once again, exterior is critical, it is the first thing seen by the future buyers, their impression about the whole home could depend on the first impression of the backyard. A possible buyer will want to see the inside of your home as well, but it is a common error to ignore the outside. The back yard, shed, patio and general state of the exterior of the home is imperative. So if you don’t want to sell, just leave the outside in a mess with the grass uncut and paint peeling off the windows.
While you may love your animals, a possible purchaser may be wary of them. First of all, it is not nice for visitors if a dog keeps jumping all over them as soon as they step inside the home. Don’t forget that some pets can be very odorous. If you have, for instance, a really smelly cage with birdlife, clean it out just before the hopeful buyers comes to visit. After throwing out of any bird waste, clean the room and open windows to let in fresh air. Nasty smells can be pretty discouraging to possible purchasers.
If you want to put buyers off, then forget to clean your home. Smelly, dirty laundry, unwashed dishes, full bins and dirty work surfaces are just a few things that can be off putting to someone viewing your home. Believe me when I say, future buyers DO notice these problems. Put yourself in the position of the potential purchaser: would you want to buy a home that was dirty and smelly? I would be out of that home quickly and wouldn’t look back!
Make sure personal possessions such a shoes and jackets or newspapers and magazines are tidied away. Family photo’s and the little one’s painting masterpieces need to be kept to a minimum. Of course these items show this is a well loved family home but the people who are looking at your property need to imagine themselves living there. It is hard to picture yourself living in a home that is filled with personal possessions belonging to someone else. Be careful, not to hide items like this in places which the possible buyers might possibly want to look at, items stuffed in drawers or cupboards can be as potentially harmful to a sale as leaving them out.
